This gets tricky. Real tricky. We charge 1% of the sales price to sell your home. The buyer's agent will expect 3% of the sales price. We don't require in any way shape or form that you also buy another home with us. We hope you do, but you wont be breaking any strings with us. Watch out for the fine print or you will find yourselves trapped like many out there. Most importantly if the buyer doesn't have an agent we don't keep the extra 3% that you had planned to pay the Buyer's agent. We can say with confidence that 99-100% of firms do keep it which actually makes their commission 4-6% even if the buyer doesn't have an agent [yes, sad but true story]. We don't think its right and never have. We view it as stealing so we make sure you keep it and we will always keep that position as your Flower Mound real estate experts.

We absolutely love For Sale By Owner. In fact we encourage it even while listed in the MLS, social media is our friend. When you list with us you can keep promoting your property as 'For Sale By Owner' while we promote it in the MLS and 1000's of other syndicated websites, not just locally as Flower Mound real estate. If a Buyer comes along without an agent and ultimately buys your property, you will save another 3%. As mentioned above, we don't keep that 3% like everyone else does. This means you might very well sell your home for a total of only 1% of the sales price with us vs. 4% to 6% with the other brokers even if you bring the buyer and they don't have an agent. This is big money savings and we have always felt passionate about giving this to our clients.
Seriously who fills out surveys. Traditional real estate asks realtors for feedback via a long email survey, it's annoying, really annoying. We hate them. We choose to stay connected to all agents on text message and shoot for instant feedback in real time nearly right after they walk out the door from showing your property with their clients and the thoughts are fresh. We then get those back to you quick, real-quick. It's a true real-time advantage.

First impressions are online. No pics or terrible pics and your showings drop by 50-100%. You only have one chance to 'wow' people with your beautiful Flower Mound real estate. If you meet someone who bought or sold a home from an open house please message us so we can put it on file with our pictures of unicorns. It's 99.99% gimmick, don't be a victim.
We would consider ourselves to be professional negotiators in Flower Mound real estate transactions. Basically everything in every deal is negotiable and you absolutely need someone to stand ground for you.
